The Ultimate Home Selling Guide

Today's discriminating home buyer starts their search online.  The most important thing a Real Estate Professional can do for you is help you prepare your home to be seen and liked online, which will result in a personal visit to the property solidifying the buyers expectations, and if possible adding a wow factor that goes above and beyond their online experience. Home staging is one of the most powerful ways to make buyers want to buy your home. Let's take a look at some ways you can increase your chances of selling your home.

Step One

  • Declutter
    • Remove excessive photographs and knick knacks
    • Remove unseasonal clothing from closets
      • Or even sub-sub lists
  • You can choose a bulleted or numbered list

Step Two

Interior

  • Shampoo all carpets.
  • Replace any damaged blinds or window treatments, including screens.
  • Have the house professionally cleaned.
  • If needed, paint the home in neutral colors.
  • Clean the front door area, as this is the first impression the buyer will have of the home.
  • Remove any unpleasant odors

Exterior

  • Pressure wash the home.
  • Trim all shrubs and replace all pine straw or mulch.
  • Caulk all visible areas that need caulking.
  • Paint where needed.
  • Have your HV/AC Inspected and serviced
  • Clean your gutters.
  • Place a new welcome mat at the door.  Make it a welcome clean, well maintained entrance.

Removing the Objections

Perhaps one of the biggest obstacles of selling your home is the state of repairs.  Most buyers will hire a professional home inspector to have the property inspected and this will hold up the close of your sale if unexpected major repairs are needed. To avoit this road block, I reccomend having your property pre-inspected by a professional Home Inspector.
